design plan: my powder room

Posted by dasfseegdse Rabu, 24 April 2013 0 komentar
even with everything that has been getting done around the house, the current state of my powder room is pretty sad indeed!
take a look:

before anything else can happen in this room, we have to install the floors!
the original plan was to lay a checkerboard similar to the one that we had in our last house:
these floors were maple and oak.
i wanted something a little more subtle for this powder room, and so i planned on doing a checker board in oak and walnut.

we ran into a few obstacles---
the mills that sell the raw walnut will only sell larger quantities, and since we only needed about 20 SF, they didn't want to deal with us. the walnut is also significantly more expensive that the oak, and laying it is much more labor intensive than the regular floors. we were SO burned out after laying the wood throughout the rest of the main floor, that the thought of laying the checkerboard made both my husband and i literally want to puke.
and then take a 3 day nap.
(not to mention the fact that my husband and a handful of his friends have been working on the retaining walls every spare second! he has spent an average of  35 hours each weekend for the last 5 weeks on the outside of the house! i know.--ive got a hardworking man! he really needs a medal or a long vacation or something after this house is done.)

since it has been a while since we laid the rest of the hardwood floors, i think we are finally both ready to tackle the floors in the powder room. we just need to get going---and fast! the floors will need to be sanded and stained soon.
like this week!
(the floors in the mini office are also bare! another "onto plan B" thing!)

option A is to just lay the oak on the floor and then paint or stencil on the checkerboard sometime in the future.
option B is to get our cabinet fabricator to mill some 12" squares out of walnut with a tongue and groove and then install them with strips of oak.

we still don't know what we are going to do...but don't worry!
we have at LEAST 12 hours to decide!
ha! ha!
anyway, here is the design plan that i pulled together for the powder room, so you can at least see the direction i am heading with the space:

the items i already have:

*the circa lighting audrey flush mount fixture, purchased on ebay.
*the kohler purist faucet in brushed bronze, also purchased on ebay. (you can read more about my ebay finds here.)
*the kohler persuade vanity + sink. this was the most affordable metal legged vanity that i could find. the legs are an unattractive dull silver/pewter finish, which i plan on spray painting gold.
*the WS home hampstead mirror. i have it in the dark wood finish. this mirror new is around $600, but i found it for $10 at the downeast clearance center! (whoo! hoo!!) it is missing the mirror, and there is some damage to the edges of the wood, but i think i can fix it.

i have been in LOVE with the nina campbell cypress wallpaper for a while.
i first blogged about it here.
i love the dark background and touches of gold. i would love to mix it with a metallic grasscloth---maybe on the ceiling? i would also like to add some trim to the room...crown molding for sure, but perhaps some panels in the lower half of the wall as well?

i love powder rooms to be dramatic and interesting, but this powder room also has to withstand some heavy USE since it is the only "public" bathroom on the main floor. the panels/wainscoting will put up with a lot more abuse than a wallpaper.

ah....but i am getting ahead of myself---i only have 11 hours and 45 minutes left to decide what i want to do with the FLOORS!
wish me luck!

hardware for the kitchen + master bathroom

Posted by dasfseegdse 0 komentar
i finally decided on hardware for my kitchen and master bedroom. i was actually hoping to not have to decide until after we moved in, but since my cabinets are full overlay, it would have made opening any drawers or cabinet doors very difficult!

i spent hours and hours looking at hardware online and in stores. almost to the point of exhaustion.
i added the ones i liked the best to my pinterest board called "hardware", and narrowed the selection down from there.
i seemed to gravitate towards hardware from rocky mountain hardware and alno creations,
but most of their knobs and pulls were around $30 EACH.
not happening.

for the kitchen, i want a streamlined polished nickel pull with a squared back where the pull meets the cabinet. some sites referred to this as "mission style". once i knew what i was looking for, it was easier to find some nice options.

in the kitchen, i narrowed down the choice between:

and these.

i love the hand forged look of the first pulls, but i ended up buying the second one--the jeffery alexander by hardware resources belcastle collection in polished nickel.
it really came down to 2 things:

1. price. the first pulls (mission style D pulls were $10 each, and the jeffrey alexander ones were $6)
2. the jeffrey alexander pulls had longer pulls available, which i wanted for a few cabinets.

here is another look at the kitchen, for reference:

here is exactly what i ordered:

these knobs are for the two drawers above the counter tops, as well as three smaller drawers on the other  side of the kitchen.

two of these will be placed on each larger drawer, and one on each cabinet door.

the larger pulls will be used on the pull out trash and the two larger pantry doors. (they also carry some REALLY long pulls, which i loved, but they were over $100 each. i opted for the ones that were only $11.)

and just to mix it up a bit, i opted for these latches on the cabinets over the fridge/freezer.

here is a look at the hardware in person:
(minus the latches....i forgot to grab them.)

the master bathroom was much easier to decide.
i knew i wanted a large, single ring pull in the cabinet under the sink.
i saw this pull months and months ago, and knew it was "the one."
i ordered it in polished chrome.

for the drawers, i chose this pull, also in polished chrome.

the online pictures do not do these pulls justice! they are gorgeous in person, and coordinate beautifully with the ring pull!

here they are together in person:

shopping for carpet

confession.
i actually picked out my carpet a while ago, but i have been so wrapped up in other selections, and carpet installation seemed EONS away, that i just totally forgot to share my selections with you!

a friend of mine with incredible taste had just remodeled her house and gave me a a tour.  she had done a lot if digging around to find a really affordable source for her carpet, and generously shared with me where she bought hers. (buy direct flooring in layton, in case any of you locals were wondering. this friend is also how i "found" the elongated hex tile that i used in my upstairs bathroom!)
anyway, i went there, and headed straight for their "bargain" priced carpets, only to find that i didn't like ANY of the carpets that were in my price range.
(i know y'all are SHOCKED!)

all of the carpets in my budget were multi-colored frieze carpets except for one, which was really thin and looked like matted doll hair.
yuck, right?
i think i have a pair of pants thicker than that carpet! it was plasticy and yucky, and felt like it would wear out within MONTHS.

i have had multi-colored frieze carpet in the last two rentals houses we have lived in, and while they actually wear pretty well, and hide dirt really well (and small toys, jewelry, and who knows what else!), i wanted something more solid in appearance--almost like a natural fiber rug.

SO, i asked if there were any loop (often called berber)  or low pile patterned carpets that i could afford....
i managed to find three that i liked:
(they were still a little out of my budget, but thank goodness the owner at buy direct worked with me!)

two of the carpets were a cut pile carpet with touches of texture due to some looped accents.

they were all really soft and pretty, and were all 100% nylon, but in the end, i liked the loop style the best.
i love how it mimics a sisal rug!

it also had a great selection of colors to choose from.

i wanted a color that wasnt' brown, tan or grey, but something in between all of them.
and dark. i really wanted the carpet to be a grounding element in the upstairs, and, like ANY mom, i want it to hide the dirt that i know my kids will drag in!

i ended up selecting the "soft pewter"color.
some people would freak out about choosing a carpet this dark, but not me. i love a dark carpet!

another view:

it is called "high style loop".
it is manufactured by shaw, and part of thier HGTV home flooring selection.

a few things to consider before you shop for carpet:

1. price will be affected by the material the carpet is made from. generally, synthetics like olefin and polypropylene are not as crush resistant or soft as nylon, but cost less. nylon is the standard, but, like any fiber, there are things which affect the pricing. natural fibers like wool are more expensive than nylon.

2. the density or "weight" of the fibers packed into the carpet will effect price and performance. generally, the more fibers per square yard, the higher the cost and the better the performance.

3. most carpet is priced by the square yard, which can be tricky when trying to compare costs of other types of flooring.

4. there are different grades of padding. the padding you choose can affect the wear and lifespan of your carpet, so this is not a good place to skimp!

5. installation is generally included in the price, but make sure your quote includes both pad and installation. things that affect installation costs are stairs, angled rooms and carpet type. (for instance, some installers charge more for loop carpets because the seams are harder to "hide" and they take longer than with a cut pile.)

construction progress: week 24

Posted by dasfseegdse Minggu, 21 April 2013 0 komentar
here is what has been happening at my new house lately:
there was more work on the front retaining wall. the wall will be about 4 feet high on the front of the house, and will continue on the side of the driveway.

the BIG news is that the painters started!

we planned on painting the house ourselves, but the whole TIME vs. money thing was not going to work in our favor if we spent 3 weeks painting. since we kept the colors simple, and we don't have any crown molding or additional trim, we were able to hire a crew to paint the house for us.

the VERY freshly painted bonus room. as you can see, the paint hasn't even dried yet!

once the walls were primed, they sprayed the trim.

 the girls bath.

the doors, already painted and wrapped to prevent over spray from the walls and trim.

on the main floor, they had to completely cover the floors and the cabinets.

there is still a LOT to do on the back retaining wall. our original plan was to build a concrete and rock wall, but time and money were running short, so we changed to plan B...

these large metal cages called gabians....they will be filled with stone, and stacked on top of each other to create the retaining wall in the back. each cage is wired to all of the surrounding cages, so it is super sturdy.

we plan on getting some type of vine to cover the cages....right now, we are thinking of using creeping fig, but i need to do a little more research before i commit.

a look at the painted walls.
the color on the walls is actually the "official" ceiling color, so it doesn't look
GREAT with the grey in the marble here, but i will eventually paint the walls.

 more finished paint.

i also dropped off this vintage lantern to get rewired. if anyone lives in salt lake, the BEST place to go is the lamp company, on 7th east, just across from liberty park. they have rewired several lamps for me, and they do a fabulous job, and are always affordable. i got this lantern rewired and got a replacement canopy for around $60. the man who fixed it said it was at least 70 years old. it will hang in my girls bathroom.

*if you follow me in instagram, then you have already seen the picture of the lantern, and you ALSO know that i am about a week behind in posting about my homes progress. this week i will be posting TWO construction progress posts to catch up! it is breathtaking what has happened in the last 5 days!
our target move in time is the first week of may, so things are moving fast!
